15 new houses hit the market across Ascot, Clayfield and Hamilton in the past month. What's coming to market is just as useful a signal as what's selling — and this month, the supply side is doing the talking.

Two in three of the new arrivals are four or five-bedroom family homes, so it's substantial houses driving the patch right now, not smaller cottages. Method of sale was split — 6 headed to auction and 9 offered privately — with land sizes ranging from a compact 250m² up to a substantial 1,012m² holding on Gellibrand Street, Clayfield.

Interestingly, 8 in 10 were listed without an advertised price — including the hero listing at 142 Yabba Street, Ascot. That tells you agents and owners alike believe buyers, not price guides, will set the ceiling in this market.

Here's the part most owners miss: when a home like Yabba Street sells, the under-bidders don't pack up and leave the area. They stay — and they keep watching Ascot, Clayfield and Hamilton, because in this bracket buyers rarely limit themselves to one suburb. Every launch this month is quietly building next month's buyer pool.

The best time to sell isn't when everyone else does — it's when buyers have nothing else to choose from.

The window, plainly

Winter is traditionally when listings thin out, and this year is no exception. With this much fresh stock and buyers still active across the patch, it's a good moment to know exactly where your home sits — well before the spring rush brings every other owner out at once.

June backed this up on the sold side: seven homes changed hands across the three suburbs, topped by $4.55m for 14 Enderley Road, Clayfield — a renovator on 1,062m². Buyers are paying for land and bones, auction is doing the heavy lifting at the top end, and the best campaigns are clearing in under 33 days.
